Kingsley Hall Developmemt
Kingsley Hall, Barking & Dagenham, comprised a joint venture development and design and build project delivering 36 residential apartments for London & Quadrant Housing Association.
The scheme consists of three connected blocks arranged around a central courtyard incorporating car parking and a children’s play area, forming part of a wider redevelopment to unlock value from a redundant site.
Challenges
The site was highly constrained on all sides, bordered by existing residential buildings, a children’s nursery and surrounding roads, requiring careful logistical planning and ongoing stakeholder coordination. Following planning approval, design revisions were required to incorporate updated Building Regulations and the introduction of the Building Safety Act, necessitating close liaison with the local authority and approval of non-material amendments.
Outcome
The development successfully delivered 36 high-quality residential units within a constrained urban site, fully compliant with updated regulatory requirements. Through coordinated design management and stakeholder engagement, all planning conditions were discharged, resulting in a well integrated residential scheme that supports both community use and long term asset value.
