Meridian Point

Meridian Point, Greenwich, is a timber-framed apartment building originally constructed in 2006. Following a catastrophic fire that destroyed a substantial portion of the structure, Brennan was appointed under a design and build contract to lead the reconstruction and deliver a fully compliant solution. The brief was to rebuild 14 apartments within the existing footprint, maintaining the original external appearance while upgrading the building to meet current Building Regulations.

Challenges

The freeholder, a longstanding client of ours, approached us after the contractor appointed by the building insurers was unable to fully grasp the complexity of the project. We were asked to intervene and take the lead on delivering a compliant and coordinated solution.

Our first challenge was to assess and unravel the works already undertaken. A lightweight steel frame had been erected without sufficient consideration as to whether it could accommodate the reconstruction of the apartments in line with current standards.

Delivered via a design and build route, and working closely with the wider professional team, we developed a fully coordinated and compliant design solution. The technical challenges were considerable; however, these were successfully overcome, culminating in the delivery of a full Stage 5 design.

The Process

The project presented significant logistical challenges, being located on a busy road junction and further complicated by the fact that unaffected parts of the building remained occupied throughout the works. Our site team worked tirelessly to minimise disruption and ensure the safety and comfort of existing residents.
The project was delivered to the agreed programme, enabling displaced tenants to return to their rebuilt homes in the shortest possible time and with minimal disruption to those who remained in occupation.

Outcome

A fully coordinated Stage 5 design was delivered, successfully reconstructing 14 apartments to modern fire, thermal and acoustic standards. The project was completed within programme, enabling displaced residents to return to their homes while minimising disruption to those who remained in occupation.
