The De Grey development consists of 17, 2-story office buildings complete with car parking, gardens, external lighting and associated site infrastructure. The offices are fitted out to Category B standards with bespoke client modification where required.
Description Of Works
The external leaf of the buildings is in a combination of composite insulated metal panels, finished in grey powder coating or stucco and naturally finished cedar boards. The plinth is in blue engineering brickwork and external doors and windows are double glazed aluminium or UVPC. The roof is a composite, insulated trapezoidal roof sheet.
The buildings are constructed of a steel frame with a pre cast block and beam concrete ground floor with an insulated floor screed and concrete pre cast planks on 1st floor.
The Works
The buildings have open plan floor plates within the office areas with a floor to ceiling height of 2.6 metres and a service core area including the main stair, the provision of a knock out panel for the future installation of a through floor lift, toilets and ancillary accommodation all with a floor to ceiling height of 2.6 metres. The buildings have all M&E installations and the 1st floor of each unit includes acoustic insulation.
The external works comprise of car parking with car park access roads, security entrance barrier, screened bin and cycle enclosures, footpaths, ramps, soft landscaping and sympathetic renovation of the ancient hedge line. The buildings have been constructed and tested to achieve a minimum air leakage of 10m3 per hour per metre square at 50 Pa
