To construct a five-storey mixed use building on the site of a fire damaged building with one retail unit and 19 apartments above
The Challenge
The site is located on a busy West London arterial road and the building comprised a post tension concrete frame with an additional steel frame for the 5th floor.
Solution
Following remedial works to prepare the site, the main contract included the construction of a brickwork outer skin with an SFS system for the internal skin. Rainscreen cladding was added to some elevations, and pre-constructed balconies were lifted to the site and fixed in place, featuring glass screens and metal and glass balustrades. The roof was equipped with PV panels, and extensive fire-proofing measures, including intumescent coating between floors, were implemented.
The apartments, known as 83 Fermoy, have been fitted out to an exceptionally high standard. They feature Miele appliances in Leicht kitchens and Villeroy and Boch sanitaryware. Designed to be spacious and light, these apartments offer excellent flexible living and working environments.
There was extensive liaison with Westminster City Council throughout the project to meet demanding planning conditions, which included providing several methodology statements and detailed traffic plans. Additionally, an oversail agreement for the crane over neighbouring properties required close communication with local residents. Ten of the apartments were designated for returning tenants, necessitating frequent liaison with this group to ensure their needs were met.
