Imperial College London Scale Space Building C

Having completed the base build Brennan were subsequently awarded the Contract to design and fit out two floors for the Employer. 

 

The requirement was to create a number of individual laboratory suites for letting to small organisations associated with Imperial College and to include shared equipment rooms (autoclave, bottle washing, freezers) together with communal tea points.

The project

The works comprised:

  • Formation of laboratory spaces in compliance with Building Regulations, in particular fire escape access routes, fire compartmentation, acoustic performance and ventilation rates.
  • Upgrading and supplementing the base build main AHU plant to provide a minimum of 6 air changes per hour across the two floors, including increased heating and cooling capacity.
  • Full medical gas installation including compressed air.
  • RO water installation.
  • Resilient power complete with standby power provision.
  • Fume extract ductwork enabled (for tenant supplied fume hoods).
  • Oxygen depletion alarm installation.
  • Positive and negative pressure enabled with associated monitoring and alarms.
  • Access control and enhanced fire alarms.

Key employer benefits

While the base build requirements provided some flexibility for a limited amount of laboratory it was insufficient to accommodate an increased requirement for laboratory space, particularly incubator type space for fledgling companies. The Employer appointed Brennan to create this space based on a track record of delivering laboratory space for Imperial College and a detailed knowledge of the building.

From inception to creation Brennan were able to significantly reduce overall timescales associated with a project of this type allowing the Employer to maximise the rental income from an early stage.
