Babraham Building
This is a project developed by De Grey Management Ltd, the development arm of The Brennan Group, for our client Imperial College in the Babraham Research and Development Park, a 450-acre mixed use development on the outskirts of Cambridge.
The Works
As part of a Design and Build contract, the building was designed by B3 Architects.
From an initial Client brief DGM appointed a full design team to provide design from initial concept space plans through to detailed design to allow construction. This included pre-application and full application to the Local Authority planning department, resulting in a successful planning consent.
DGM was responsible for providing detailed budget costing throughout this process to ensure commercial viability based on previously agreed heads of terms with the tenant. Detailed costing provided the background to ensuring design efficiencies and to maximise rentable space within the building, for example the decision to mount all major plant in a dedicated roof top plant area.
The Results
The building comprises two storeys of office/lab space, with a plant room above, approximately 4,575 square metres in total. There is a communal centre core serving two units, with Unit A being approximately twice the size of Unit B. The building is served by a restaurant area and tea points, a separate delivery access area and with ample parking for cars and bikes.
